Are you wanting to leave Alaska as much as I want to live there or know someone that does?
I have a 20 yr old home (3 bedrooms and 2 bathrooms) on 15 heavily wooded acres. 26X48 house with full basement and attached 16X22 garage
Property is secluded and private and bordered by state game management land and 12 miles north of Milaca, MN.

Excellent hunting and fishing, lots of whitetail, turkey, and grouse to hunt. This area is "intensive harvest" which means you can take 5 whitetail a year. I have taken all my deer in the last 6 yrs from my house roof.... 15 minutes from Mille Lacs lake known world wide as the Walleye Factory...Lots of walleye, Pike, bass and Muskies. The lake is 22 miles long and 14 miles wide. My personal bests are a 52" Musky and a 34" Walleye on this lake.

Located about 70 miles north of Minneapolis.

I primarily heat with wood as about 75% of my property is red oak so heating cost is minimal. I plan on including all wood harvesting machinery in the deal.... tractor, splitter, trailer etc. Also lots of other things like 2 Wheel Horse lawn tractors with mower decks, snow blowers, grader blade, push blade. furniture, appliances, and what ever would make it easier for you at minimal cost or trade for like items for existence at your end.

I bought this house about 100 miles south of here and had it moved to my property.
Construction is 2X6 walls with 6" insulation and about 2 feet of blown glass in the overhead. Well, septic, propane furnace, and ac are only 5 yrs old. Minimal use on furnace because I burn wood.

Property value about $170K. I want $140K or what ever deal we might work out in a property swap. There is only 82k remaining on my mortgage and either i would have to pay that off or you would be able to take it over.
I am retired, looking to seriously down size and looking for something small, easy to heat (well insulated), with utilities and not needing a bunch of work. Might consider off grid as long as a maintained road is not too far away and house is set up for it..
Would like to be within 3 to 4 hours of Talkeetna as I have friends there but not absolutely necessary.
I will provide pictures and any other info to interested parties.
Employment is doing well here and lots of good paying jobs in N. Dakota with the oil boom going on there.
