SUSTAINABLE FARM DETAILS

This remote, sustainable, and pristine 5 acres is a Sonoran desert paradise, located in the majestic and peaceful Avra Valley. The acreage is set against the East border of the 128,000 Ironwood Monument Forest National Park. In accordance with EPA statistics, both the air and ground water quality of this location are of the best that can be found anywhere in the nation. The property is 19 mi. northwest of Tucson City center. Roads leading to the property are good quality. The access roads are paved except for the last 1.5 mi of gravel road.

The property is partially developed, with entirely off grid solar system, excellent (65gpm) water well, and compost waste disposal. There are seven assorted buildings on the property, including a completed three-car garage. The buildings are finished on the exterior, but mostly not completed or decorated on the interior. Some of the buildings could readily be adapted for residential use. The development efforts implemented on this acreage so far, were intended to create a sustainable living and environmentally responsible farm. Consequently there have been no toxic chemicals of any type used on the land, and the development activities have been carefully carried out to maintain a minimal impact on the natural environment. The acreage was once a Hohokam settlement, as development efforts revealed numerous samples of ceremonial pottery dating to 1500 years old. Numerous species of wildlife make their home on the acreage or nearby in the vast national park. It is common to encounter, coyotes, javelina, deer, large and small birds of various types, large frogs and some very interesting species of lizards, which become especially tame and friendly. The acreage holds potential to provide its occupants with 100% sustainable living. The one and a half-year-old water well on the acreage is abundant and relatively pure, and could provide all the irrigation water for growing fruits or vegetables that would be required. In conjunction, with the existing roof space presently on the acreage, it would be possible to catch 20 to 30,000 gal. of rainwater annually, providing the average 12 in. of annual rain was received. There are four submerged underground rooms which typically remain at least 20° cooler consistently than the above ground summer temperature. Cell phone reception is good in this area, and the acreage has high speed Internet through satellite installed.

The closest neighbors are approximately 2 mi. away, and the majority of neighbors in this community are environmentally responsible persons. Our closest neighbors, for example, are residing in an earth ship dwelling. The climate here is pleasant, with warm dry weather year-round. Frost in the winter is rare. We have not encountered mosquitoes at this location.

The acreage is not in a subdivision. It is recorded by survey only. The county zoning permits agricultural and commercial use. The farm could produce a profit from raising any of rabbits, chickens, sheep, pigs, goats, vegetables, and has excellent infrastructure (i.e animal containment/shelters) in place.
