I bought this property in 2006, and all the renovation was done while I was living there until 2008 when I had to move for my job. I had planned to live in this house for a long time and so this was a quality renovation, and not done the way people do when they intend to flip a property.
Improvements: Complete new roof (including complete removal of the old slate shingles and wood, and new sheeting), also complete new rubber roofs on the front and rear porches. All new insulated windows, including the attic and basement. New plaster (real plaster, not drywall) walls and ceilings throughout the house, and paint. Complete kitchen remodel with new cabinets, solid surface countertops, sink, stove, refrigerator, wiring, plumbing, floor. Both bathrooms completely remodeled with new wiring, plumbing, floor, all fixtures. New electrical and fuse box. 4 gas fireplaces, 3 of which were new in 2007. The furnace and water heater were inspected and serviced in 2008, and the entire chimney completely relined. The 3rd floor was completely finished, with new insulation, wiring, walls, carpeting. Behind the house is a large concrete patio and there is no grass to maintain. The only lawncare needed is the small space in front of the house
between the sidewalk and the street (see pic). I also had a 6 foot wood privacy fence installed around the yard because I have a dog. The basment has a poured concrete floor and stays dry, and the house is NOT in a flood plain.
There is also a large 1 car garage that could use some work, but its functional and stays dry. Im sure I'm forgeting some things but this should give you an idea of the condition of the property. The neighborhood is very nice. Next door is a sister house, meaning that when these properties were built, these 2 were built as mirror images of each other. Across the street is a nice victorian and there is also a large park about 1 block away.
As for the city - Marietta is a historic town (known for being the 1st settlement of the northwest territory) and sits on the Ohio river on the border with West Virginia. Its a quiet, safe, and family oriented community. During the summer they have events in the downtown and focused around the river. There is also an annual sternwheeler festival which draws alot of tourists. Marietta college also provides a close opportunity for higher education.
The house is currently leased (corporate lease) through Oct of next year. There is one professional individual currently living there. I just inspected the property last month and its being well taken care of.
